SERVICES

What we do in Miami

Every Miami project is full service, from the first plan to the day you move in.

Full-gut renovations and unit combinations

Complete interior design for condos and houses, coordinated with your architect and contractor: layouts, lighting plans, millwork, finishes and fixtures, through to installation.

Turnkey homes

For buyers who want to arrive to a finished home: design, painting, lighting, furniture, art, bedding and kitchen essentials, all installed before move-in.

Design that starts while the plans and developer selections are still open, so outlets, lighting and built-ins are placed for how the home will be furnished.

Seasonal and second homes

Homes designed to be closed up for part of the year and opened again with minimal effort, with materials chosen to hold up when the home sits empty.

DESIGNING FOR MIAMI

What a Miami home needs that a New York apartment doesn't

Sun and UV

West- and south-facing rooms take strong afternoon sun. Shades, sheers and fabrics are planned early, for comfort and to keep floors, rugs and upholstery from fading.

Humidity

Woods, fabrics and wallcoverings are selected for a humid climate and, for homes that sit empty part of the year, together with the HVAC and dehumidification settings that protect them.

Hurricane-rated openings

Miami-Dade County is in Florida's High-Velocity Hurricane Zone, so exterior windows and doors must be impact-rated, approved products. The furniture plan and window layout are worked out together.

Indoor-outdoor living

Terraces and pool areas get their own furniture plan, performance fabrics, cushion storage and a plan for clearing them before a named storm.

Condo associations and buildings

Most Miami buildings require approvals, contractor insurance certificates and scheduled freight elevator time. We prepare the submissions and coordinate deliveries with building management.

HOW IT WORKS

How a Miami project runs

A turnkey home with quick-ship furnishings takes about 12 weeks. A full design with custom pieces takes 6 to 10 months, and renovations follow the construction schedule. QUESTIONS

Working with Studio Kestrel in Miami

Does Studio Kestrel take on projects in Miami?

Yes. Miami is one of Studio Kestrel's three primary markets, alongside New York City and the Hamptons. Recent work includes a full-gut renovation and combination of two units at 57 Ocean in Mid-Beach.

Can I meet in person in Miami?

Yes. Consultations are available in person in Miami or virtually, and the studio is on site for walkthroughs, key construction milestones and installation.

When should I hire an interior designer for a Miami condo?

For a pre-construction condo, hire a designer when you sign the contract or when the developer's selection window opens. For a renovation, bring the designer in alongside the architect, before drawings are finalized. For a finished unit you want furnished, start six to ten months before you plan to move in, or about 12 weeks for a turnkey home with quick-ship pieces.

Do you work with my architect and contractor?

Yes. Studio Kestrel works alongside your architect and contractor, or can recommend local trades we work with. The interior drawings are coordinated with the architectural set so millwork, lighting and plumbing line up with the furniture plan.

What does a full-service interior designer cost in Miami?

Studio Kestrel charges a fixed design fee based on the scope of work, starting at $100,000 for design and furnishing, $140,000 for renovations and $350,000 for full-gut houses and new construction. Furniture and furnishings are sold at retail.
