Studio Kestrel offers full-service luxury interior design, from concept to installation, for private homeowners, developers, and hospitality partners in New York City, the Hamptons, and Miami. Every project follows a four-phase process with clear deliverables and a fixed design fee agreed before work begins. Below: how we work, what's included, and what a project involves at every scope.
OUR APPROACH
A consultation, then four phases
Every project begins with a paid design consultation. From there, the work moves through four phases, each with clear deliverables.
BEFORE WE BEGIN
A 2-hour design consultation - $700
We meet at your home to walk through each space, discuss your goals and budget, and outline a scope of work. You leave with a clear direction for the project, and we both get a sense of whether we're the right fit.

Concept Development
Floor plans, palette direction, mood boards, and concept presentations. We refine through review sessions until the design story for the home is ready to move forward.

Design Documentation
Technical drawings, finish schedules, lighting plans, and furniture specifications — the level of detail trades and contractors need to execute without guesswork.

Procurement & Project Management
Furniture, finishes, lighting, art, and accessories — ordered and tracked through delivery. We work closely with contractors, architects, and trade partners through construction, so renovations and installations stay true to the design.

Installation & Styling
Our team installs everything on-site: furniture placed, art hung, beds made, shelves and surfaces styled. We remove all packaging and leave the home spotless, fully finished and ready to live in from the first night.

Spatial planning tested for how light moves through each space, how to optimize circulation from room to room, and how you actually use your home day-to-day.

Stone, wood, plaster, tile, paint, hardware. Specified for how they age over time, not just how they photograph on day one.

Custom furniture & millwork
Built-ins designed to the room. Upholstery and case goods crafted in a palette of natural materials and refined textures — solid wood frames, performance fabrics, hand-tailored construction.

Lighting plan
Layered fixture plans with scenes — entry, dining, evening, sleep. Integrated and circadian where the project supports it.

Art curation
Original works sourced through gallery and dealer relationships. Scaled and installed to complete each space — turning a beautiful home into one that feels singular and unlike any other.

Procurement
Vendor management, ordering, tracking, and delivery for every item in the design. No procurement coordination for you to navigate — concierge oversight from the studio, beginning to end.

Project management
Close collaboration with contractors, architects, and trade partners through construction — so renovations and installations stay true to the design.

Installation & styling
A full install with the studio team on-site. Furniture placed, art hung, beds layered, surfaces styled, every detail dialed in.

Professional photography
Each completed project is professionally photographed on closeout. The home is documented and the family keeps the images.

What a Studio Kestrel project costs
Every Studio Kestrel project covers the entire home. Fees are set by the scope of work, not the type of home: a large house with light renovation falls in the first tier, and a full-gut apartment in the second. The figures below are starting design fees; furnishings and construction are billed separately.

We also work with developers and sales teams on model unit design, branded residences, and hospitality-grade residential projects. Structured on a per-project or per-unit basis, priced to align with launch timelines and absorption goals.
HOW OUR FEES WORK

The details on what the design fee includes, how goods are priced, and what's billed separately.
What does the design fee include?
Design across all four phases — Concept Development, Design Documentation, Procurement and Project Management, and Installation and Styling. Also includes procurement coordination (sourcing, ordering, tracking, expediting, and install planning) and Construction Administration for the term specified in your proposal. The fee is fixed for your scope of work and agreed before the project begins.
How are goods priced?
Furniture, lighting, art, and finishes are billed at retail pricing — the same price you would pay purchasing the item directly. Unlike many design firms, we do not add a markup on top of retail; our profit on goods comes from the difference between our trade cost and the retail price you pay. When a vendor doesn't offer us trade access for a specific item, we apply a 20% coordination markup on that item only. Freight, delivery, storage, installation labor, and taxes are billed as pass-through at cost.
What is not included in the design fee?
General contractor and construction costs, architectural fees, engineering, permitting, and any third-party consultants. These are quoted by each firm based on their own scope and paid to them directly. We help you plan for them as the project takes shape.

What is the typical project timeline?
Full-scale renovations typically run 14 to 24 months from consultation to install, depending on scope, custom furniture lead times, and any architectural work running in parallel. Lighter projects, such as pied-à-terres, rental and investment properties, and turnkey apartments, can complete in 6 to 10 months.
What is your minimum project size?
We focus on whole-home projects, not single rooms or partial spaces. Design & Furnishing projects start at $100,000 in professional fees. We're happy to discuss scope on a first call.
Do you work outside New York, the Hamptons, and Miami?

How do you partner with architects and builders?
We can join a project at any phase, though the strongest outcomes happen when we're involved before architectural drawings begin. That's when interior design choices, including spatial flow, sightlines, finish direction, and how light moves through a room, can shape the architecture itself. We work with the team you've already chosen, or recommend collaborators we trust.
What does "full-service" actually include?
Concept through installation: floor plans, finish selections, custom furniture and millwork, lighting, art selection, procurement, and project management. The install includes accessorizing, styling, and a final pass on every room, so the home is fully equipped to live in, not just to photograph. Professional photography on completion.
